What an EMI is made of

The EMI stays fixed while its insides shift, and the tenure dial quietly decides whether the interest bill comes to about ₹58 lakh or about ₹95 lakh.

An EMI is one fixed monthly amount, but its insides shift every month. Each payment first covers that month's interest on whatever is still owed; only the remainder chips away at the principal.

Early on, the outstanding amount is huge, so interest eats most of the EMI — on a 20-year loan, roughly 80% of the first year's payments is interest. That is why the balance barely moves in the early years.

A longer tenure makes the loan cheaper.

It makes the MONTH cheaper and the LOAN costlier. The same ₹50 lakh at 9% costs about ₹58 lakh in interest over 20 years and about ₹95 lakh over 30. Tenure is a dial between monthly breathing room and total cost — a longer tenure is sometimes the only affordable way in, but it is never the cheap way.
